What came back, consistently, across different properties and different types of tenants, were four things.
1. The apartment looks exactly like the photos
This sounds like a baseline, but in the Brussels furnished rental market, it's not. Generic listing photos, misrepresented sizes, furniture that doesn't match — these are common complaints. 2. Responsive management
Tenants consistently mention how quickly issues get resolved. Not 'the team is nice' (though they say that too) — specifically that when something breaks, someone responds fast and fixes it. For expats who are new to Brussels and don't have a support network, that responsiveness has outsized value.
3. Everything is actually included
The all-inclusive promise is easy to make. Following through on it — utilities, Wi-Fi, weekly cleaning, no surprise fees — is what earns the reviews. Several tenants mentioned that the predictability of a single monthly payment made their first months in Brussels significantly less stressful.
4. The location
Being close to shops, metro lines, restaurants, and — for many tenants — the EU institutions isn't just a convenience feature. It affects quality of life every day. Many tenants noted that the location factored heavily into why they stayed longer than originally planned.
